Years ago, I was a real estate agent in west Los Angeles. Occasionally we would deal with an attorney, but my broker did not like to bring them in because lawyers, then and now, have a well-deserved reputation for killing deals. I consider my firm to be an exception to this rule. We believe our job is to assist owners in making the deal, not killing it.

I marvel at attorneys who tell you right on their website that they will draft real estate documents for clients from scratch. What they leave out is how profitable that is to them. As a client, you don't need that and you shouldn't want that because it's a waste of your financial resources. Instead, you can greatly benefit from an attorney who has worked in the trenches, is knowledgeable about analyzing and preparing real estate contracts (including Sales and Purchase Agreements) and who can negotiate and put together real estate documents that protect and advance your rights, which is where I come in.

I was a realtor associate for 10 years before I became a real estate lawyer. I don't believe in reinventing a document. I negotiate and prepare documents based not only on the law, but also on real-world experience based on what I know works and does not work in the real world. Leases

A Commercial Lease is an extremely important document, whether you are a landlord or a business tenant, so it is not something you want to entrust to just any attorney. Leases are for a term of years (generally), so it is a long-term obligation. Many times, it must be personally guaranteed which can expose the owner of the business to personal liability. This is not a place to try and skimp on the cost of negotiating and preparing the lease, it is a time for thoughtful reflection and utilizing as many safeguards as possible.
