Years ago, I was a real estate agent in west Los Angeles. Occasionally we would deal with an attorney, but my broker did not like to bring them in because lawyers, then and now, have a well-deserved reputation for killing deals. I consider my firm to be an exception to this rule. We believe our job is to assist owners in making the deal, not killing it.

Real Estate is often a complex area of law, with a lot of moving parts and where a lot of things can go wrong.

We emphasize these areas of Real Estate Law:

Real estate contracts (Residential and Commercial)

I marvel at attorneys who tell you right on their website that they will draft real estate documents for clients from scratch. What they leave out is how profitable that is to them. As a client, you don't need that and you shouldn't want that because it's a waste of your financial resources. Instead, you can greatly benefit from an attorney who has worked in the trenches, is knowledgeable about analyzing and preparing real estate contracts (including Sales and Purchase Agreements) and who can negotiate and put together real estate documents that protect and advance your rights, which is where I come in.

I was a realtor associate for 10 years before I became a real estate lawyer. I don't believe in reinventing a document. I negotiate and prepare documents based not only on the law, but also on real-world experience based on what I know works and does not work in the real world. Our services include both legal and practical counseling. We work to make deals, not kill them.

A Commercial Lease is an extremely important document, whether you are a landlord or a business tenant, so it is not something you want to entrust to just any attorney. Leases are for a term of years (generally), so it is a long-term obligation. Many times, it must be personally guaranteed which can expose the owner of the business to personal liability. This is not a place to try and skimp on the cost of negotiating and preparing the lease, it is a time for thoughtful reflection and utilizing as many safeguards as possible.

Having represented both sides of the ledger – lessors and lessees, we know how to protect and advance your rights.

We handle all aspects of existing leases, including Lease:

  • Drafting and Negotiation (Retail, Office, Land and Industrial)
  • Amendment
  • Enforcement
  • Termination/Surrender
  • Assignment and Subletting
  • Property Management
  • Commission Disputes
  • Tenant and Purchaser Representation

Our depth of experience in representing different clients over time in a variety of real estate transactions enhances what we can do for you.

Call me, Andy Baker, for a free,
25 minute Consultation

We'll “meet” on the phone, talk about your particular legal issue and we'll see if I can be of further assistance to you. I'll answer all your questions and when we're done, if you want, I can show you a couple of ways I can help.

By the end of the call, you'll:

  1. Understand the nature of your legal matter
  2. Feel RELAXED about your situation
  3. And have a much better idea of the legal and practical next steps you need to take to resolve your problem.

After 25+ years as an attorney working on both simple and complex legal issues, often with government agencies all over California, I'm familiar with how the system works in the areas of law I practice, what the codes and land use terminology actually mean in legal and practical terms, and how they are interpreted by different building inspectors, housing inspectors, city attorneys, district attorneys and judges.

Put all this together and it means your Free Consultation is a good place to start.
